Augusta Concrete Patios A garage floor coating succeeds or fails on the preparation, not on the product, and the single question that decides everything is whether the slab is dry. Free on-site quote, usually within two working days.

The choice is between an epoxy, a polyaspartic or a urethane system, usually built as a primer, a body coat with flake or quartz, and a clear topcoat. Thickness is measured in mils and it is what separates a coating that lasts a decade from a paint that peels.
One-part garage floor paint from a big box store is a different product entirely. It goes on easily and hot tyres lift it off in patches within a couple of summers.
Many Augusta garages sit on slabs poured without a vapour barrier, and on clay that holds water the slab stays damp from underneath. That is the single most common reason a coating fails here.
The slab is mechanically profiled, ground with a diamond grinder or shot-blasted, never acid-etched alone. A coating bonds to an open profile and it will not bond through curing compound, sealer or old paint.
Moisture gets tested before anything is ordered. A slab with no vapour barrier under it pushes moisture up through the coating and lifts it in blisters, and the answer there is a moisture-tolerant primer rather than hoping.
Cracks and spalled areas get repaired with a patch that bonds and cures hard enough to be ground flush. A crack coated over telegraphs back through within a season.
Polyaspartic cures fast enough for a one-day install and stays flexible in temperature swings. Epoxy is harder and cheaper and more prone to hot tyre pickup and to yellowing in sunlight.
Priced per square foot by system and thickness. A one-day polyaspartic costs more than a roll-on epoxy and the gap is mostly preparation and product solids, which is also where the lifespan difference is.
Coatings are priced per square foot by system and build thickness. A moisture-tolerant primer, which on a lot of Augusta slabs is not optional, is a real line rather than an upsell.
Every failure we are called to look at comes down to preparation. A coating on an unground slab, or on a slab that was never tested for moisture, will release in sheets and the only fix is grinding it all off.
Testing the slab for moisture is not a formality in this soil. A coating on a damp Augusta slab blisters, and the only fix is grinding it all back off.
We cover Augusta, Columbia County and the South Carolina side of the CSRA, including and 34 more areas.
Almost always preparation. An unground slab, or moisture coming up from underneath with no vapour barrier.
Polyaspartic for fast cure, UV stability and temperature swing. Epoxy for a lower price and a harder film.
A day or two for polyaspartic, several days for epoxy. Hot tyres are the real test, so give it the full cure.
